Welcome to The Pampines Villa. By booking and staying at our resort, you agree to the following terms and conditions. Please read them carefully to ensure a pleasant and enjoyable experience for all guests.

1. Booking and Reservations

  1. All bookings are subject to availability and confirmation.
  2. A valid credit/debit card or advance payment is required to secure your reservation.
  3. Rates are quoted in MYR and may include applicable taxes unless stated otherwise.

2. Check-In and Check-Out

  1. Check-in time: 3 pm, Check-out time: 11 am.
  2. Early check-in requests are subject to availability and may incur additional charges.
  3. Late check out charges is RM50/hours, latest check out time will be 01:00 pm.
  4. A valid ID or International passport is required at the time of check-in.

3. Cancellations and Refunds

Full or partial refunds will be made for cancellation request received:-

  1. At least 30 days prior to date of arrival – 100% of payment made will be refunded
  2. At least 30 days prior to date of arrival – 100% of payment made will be refunded
  3. At least 14 days prior to date of arrival – 50% of payment made will be refunded
  4. Within 7 days prior to date of arrival – Non-refundable

In the event of No Show, total cost of the stay will not be refundable.

4. Guest Responsibilities

  1. Guests are responsible for the care of resort property and must avoid causing damage.
  2. Smoking is prohibited in non-smoking areas. A cleaning fee will be charged for violations.
  3. Pets are NOT allowed in the premises for the comfort of all guests.
  4. Illegal activities, disruptive behavior, or actions that endanger the safety of others are strictly prohibited.

5. Resort Liability

  1. The resort is not responsible for the loss, theft, or damage of personal belongings.
  2. Guests are advised to use in-room safes or other secure storage facilities provided.
  3. Use of resort facilities is at the guest’s own risk. The resort is not liable for accidents, injuries, or losses incurred on the property.

6. Payment and Additional Charges

  1. Full payment is required 7-days before check-in.
  2. Additional charges for services, meals, or damages must be settled before departure.

7. Amendments and Changes

  1. The resort reserves the right to modify these terms and conditions without prior notice.
  2. In the event of unforeseen circumstances (e.g., natural disasters, technical issues), the resort reserves the right to cancel or modify reservations.

8. Governing Law

  1. These terms and conditions are governed by the laws of Malaysia.

House Rules

1. Check-In and Check-Out

  1. Check-in time: 3 pm, Check-out time: 11 am.
  2. Early check-in requests are subject to availability and may incur additional charges.
  3. Late check-out charges is RM50/hours after 11am, latest late check-out time will be 01:00 pm.
  4. Refund of deposit will be made within 2 days if deposit is being transferred to The Pampines Sdn Bhd bank account.

2. Smoking Policy

To keep our space fresh and clean for everyone, all rooms are smoke-free. If you’d like to smoke, please use the designated smoking areas where there’s ash trays available or enjoy the fresh air outside our premises. We appreciate your understanding and cooperation. A cleaning fee of RM200 will be charged for violations.

3. Guest Responsibilities

  1. Guests are responsible for ensuring the bedsheets, and towels remain unstained, as certain stains can be difficult to remove. In cases of stubborn stains, such as blood or other hard-to-remove marks, a cleaning fee ranging from RM30 to RM120 per sheet will be charged, depending on the size and severity of he stain.
  2. Illegal activities, disruptive behavior, or actions that endanger the safety of others are strictly prohibited.

4. Resort Liability

  1. The resort is not responsible for the loss, theft, or damage of personal belongings.
  2. Use of resort facilities is at the guest’s own risk. The resort is not liable for accidents, injuries, or losses incurred on the property.

5. Pet Policy

We love animals, but our property is not pet-friendly. To ensure the comfort of all guests, we kindly ask that you leave your pets at home during your stay.

6. Respect the Peace of Nature

Please be mindful of the peaceful environment around you. To ensure everyone enjoys their stay, we ask that you keep audio devices at a low volume and avoid loud music after 10:00 PM. Let’s all help maintain the tranquillity of nature!

7. Welcoming Nature's Creatures

Insects and bugs are part of the natural beauty here, and we embrace their presence. Please remember to be kind and understanding toward these little visitors!

8. Respect the Flora and Fauna

We ask that you do not remove or disturb any plants, animals, or insects. We believe in preserving nature for all to enjoy. Feel free to take photos, but please leave everything as you found it.

9. Safety with Fire and Inflammables

Please exercise extra caution when handling fire, cigarettes, or any flammable materials. We value your safety and the safety of the environment.

10. Safety & Security

For your safety and peace of mind, please make sure to lock all doors and windows when you leave the villa.

The villa is equipped with security cameras in public areas and around the property (no cameras are inside the villa) to help keep everyone safe.

11. Kitchen & BBQ pit Use

Feel free to enjoy the kitchen, the BBQ pit and its appliances! We just ask that you please clean up after yourself. Any accidental damage to kitchen appliances or equipment will result in a small charge to cover the repair or replacement.

12. Garbage Disposal

Please do not dispose anything in the toilet bowl except for tissue paper that we provide.

Kindly dispose of your trash in the bins provided around the villa.

Where possible, please separate recyclables from general waste to help us keep the environment clean!

13. Maintenance and Repairs

If you notice any maintenance issues (like plumbing or electrical problems), please let us know as soon as possible. We’ll address it quickly to make sure you’re comfortable.

In the event of an emergency repair, we may need to enter the villa with prior notice.
